Taigum Terraces Approved as Infill Push Gains Ground

A new masterplanned terrace home community has launched in Brisbane’s northern suburbs, boosting the city’s housing diversity.
TRK Property Group’s LAYA Residences is an 88-home infill development across a 22,000sq m site at 189-203 Beams Road at Taigum, 20km north of Brisbane’s CBD.
TRK Property Group managing director Arpan Kohli said the development aimed to introduce a new standard of luxury terrace living to Brisbane’s northside.
“The size of the site allowed us to create a masterplanned residential environment with landscaped green spaces and a dedicated wellness precinct,” Kohli said.
“LAYA, meaning place of rest, reflects our focus on creating a residential sanctuary for residents.”
The first stage of the development will comprise 32 homes, which includes 10 four-bedroom houses and 22 three-bedroom houses with side-by-side garages.

Residents would also have access to a 600sq m wellness retreat called Solace Club, which includes an 18m heated pool, hot and cold plunge pools, a sauna, steam room, gymnasium, lounges and a barbecue entertaining space.
LAYA Residences head of sales Imika Neylan said the development had already attracted strong interest from local and interstate buyers.
“There is growing demand across Brisbane for high-quality terrace homes as an alternative to traditional detached houses. Buyers are looking for brand-new homes with generous living spaces, garage capacity, and wellness amenities,” she said.
Construction on Stage One is scheduled to begin in May and completion is slated for March 2027.
The development is near Westfield Chermside, Brisbane Airport, the Gateway Motorway and schools.
Smaller format homes form a key pillar in the Brisbane City Council plan to create infill medium density housing across the city.
In December last year the city announced proposed changes to enable medium density near frequent public transport or shops.
Minimum lot sizes would drop from 260sq m to 120sq m, making it easier to deliver townhouses, row houses, units and small apartments, according to the council.
Development assessment processes would be simplified and subdivision eligibility expanded from 200m to 300m from shopping centres.
